Buying new construction with a VA loan can be an amazing move—especially for first-time buyers and military families. But builder contracts and timelines work a little differently than a resale home, so it helps to focus on what truly protects your benefits and your decision.
Here are the three things I want every VA buyer to know before signing a builder contract in San Antonio, New Braunfels, or Seguin.
1) Incentives: Ask Early, Get It in Writing
Builders often offer incentives like closing cost assistance, rate incentives, and upgrades (blinds, appliances, design finishes). These can be valuable—especially with a VA loan—but they need to be structured correctly.
What to do:
Ask about incentives before you choose a lot or sign anything
Get every incentive in writing in the contract or addendum
Have your lender confirm what’s allowed under VA guidelines
Pro tip: Ask the builder, “Have you closed VA loans recently?” A VA-friendly builder (and lender) makes the process smoother and helps prevent appraisal/closing surprises.
2) Inspections: New Doesn’t Mean Perfect
One of the biggest misconceptions is that a brand-new home doesn’t need an inspection. Even new builds can have issues—so inspections are still essential.
If the build timeline allows, I recommend:
a pre-drywall inspection (before the walls go up)
a final inspection before closing
A VA appraisal is important, but it’s not the same thing as an independent inspection. Inspections protect your investment and give you peace of mind.
3) Location & Lifestyle: Choose the Life, Not Just the Floor Plan
This is where most agents stop at bedrooms, bathrooms, and price. I focus on what life looks like after move-in: commute, convenience, community feel, and long-term fit.
